A Design-Led Approach to Value-Add Redevelopment

2929 Wycliff is a multifamily redevelopment in Dallas, Texas, where the focus was on elevating the resident experience through intentional design, improved functionality, and a distinct sense of identity. Rather than relying on large-scale reconstruction, the strategy centered on targeted architectural and interior interventions that maximize impact while working within the existing framework.

Thiel & Team provided architectural, interior design, and procurement services, guiding the project from spatial reconfiguration through final installation. By aligning design decisions with operational goals and resident expectations, the team delivered a cohesive amenity experience that feels both refreshed and purpose-driven.


Reworking Space to Improve Flow and Function

A key component of the project was evaluating how residents move through the property and identifying opportunities to improve usability. Through space planning and circulation studies, Thiel & Team reconfigured key areas to create more intuitive flow and better support daily use.

Architectural updates played a critical role in this transformation, including the introduction of a cable stair system, opening up previously enclosed areas to enhance connectivity, and adding fobbed glass entry doors to improve both access control and visual transparency. Restrooms were reconfigured to meet ADA compliance, while mechanical coordination—including HVAC relocation and collaboration with MEP engineers—ensured that design intent aligned seamlessly with building performance.


Amenity Enhancements, Inside and Out

Interior upgrades across the leasing lobby, conference area, resident lounge, and fitness environments—including a dedicated spin room—focused on refined finishes, updated furnishings, and layered lighting to create a more cohesive and contemporary aesthetic. Each space was designed to balance durability with comfort, supporting both social engagement and individual use.

Outdoor environments were equally reimagined, with the addition of an outdoor kitchen, large cabanas, and enhanced pool and courtyard areas, including a dedicated dog-friendly courtyard. These updates extend the amenity experience beyond the interior, creating flexible spaces for gathering, relaxation, and everyday interaction.


Bringing Identity to the Experience

To anchor the refreshed design, Thiel & Team introduced an award-winning custom wall mural that celebrates the energy and character of Dallas—earning 1st Place for Commercial Custom Designed Element. Bold and graphic, the mural features a stylized skyline framed by West End-inspired architectural elements, layered with vibrant color, retro influences, and expressive typography.

This installation transforms a transitional exterior surface into a high-impact visual landmark, creating a memorable sense of place while reinforcing the property’s connection to its urban context.
