Cosmetic Amenity Renovation for an Active Adult Community

This Austin-based multifamily project brought Thiel & Team’s signature hospitality design approach to a 62+ active adult community undergoing a light interior refresh. Focused entirely on cosmetic renovation, our scope was carefully curated to breathe new life into high-use amenity spaces—without requiring architectural work or permitted construction drawings.

Engaged for interior design and FF&E procurement services, we developed a thoughtful, one-phase plan to update key communal areas including the clubhouse lobby, kitchen, business center, media room, fitness center, and corridors. Every decision was rooted in enhancing comfort, functionality, and visual appeal—while minimizing disruption to daily operations.

The project’s scope intentionally excluded architectural services, exterior upgrades, wayfinding, and ADA evaluation. Restrooms and salon spaces remained “as-is” with limited paint updates. Our role focused on what we do best—delivering beautiful, livable spaces through strategic finish selections, layered furniture plans, and intentional styling.

Our Approach

We approached this multifamily amenity renovation with an emphasis on transformation through restraint—choosing impactful updates that honor the community’s existing identity while elevating the resident experience. The design strategy relied on refreshing paint palettes, warm decorative pieces to replaced dated light fixtures, and soft goods and furnishings that add style without excess.

Thiel & Team oversaw procurement and on-site installation, ensuring every final detail—from upholstery and lounge groupings to art placement—was executed with precision and care.
